We keep our fees simple and put them in writing before you sign anything. What's on this page is what you pay — there are no hidden extras.

Under guaranteed rent there are no fees at all: we lease the property from you and the fixed monthly rent we offer is the amount you receive. A full schedule of additional charges — including arranging compliance certificates, legal notices and court attendance — is available on request, and your exact terms are always confirmed in your written agreement before you commit.
What the Fully Managed service includes
- Marketing, viewings and tenant referencing
- Tenancy agreement and deposit registration with a government-approved scheme
- Rent collection and monthly statements to your account
- Arranging gas, electrical and energy performance certificates
- Repairs coordination with vetted contractors — you approve anything above your agreed spend limit
- Routine inspections with photographic reports
- Serving notices, renewal negotiation and end-of-tenancy deposit handling
Certificates and contractor works are charged at the contractor's cost — we don't add a markup. Quotes above your agreed limit are sent to you for approval through your account before any work goes ahead.
Tenant fees
We do not charge tenants administration fees. In line with the Tenant Fees Act 2019, the only payments we may ask of a tenant are:
- Rent
- Refundable tenancy deposit — five weeks' rent where the annual rent is under £50,000, six weeks' rent above that
- Refundable holding deposit — one week's rent, put towards your first payment
- Changes to the tenancy or a change of sharer you request — £50, or reasonable costs if higher
- Early termination you request — the landlord's reasonable costs
- Default payments — interest on rent more than 14 days late (3% above the Bank of England base rate) and the reasonable cost of replacing lost keys or security devices
